San Diego Hosts the 19th Annual Sicilian Festival

Benvenuti! Visit the neighborhood lovingly known as Little Italy on May 20. Between 10 a.m. and 6 p.m., revelers eat, drink, dance, and plan on being quite merry. San Diego residents already know that the annual Sicilian Festival is a time-honored tradition and promises to offer a family-friendly atmosphere for all attendees. 

 

Festival organizers will close India Street between Ash- and Grape Street to through-traffic. Management of the County Administration Building on 1600 Pacific Highway has graciously agreed to allow festival attendees to use the venue’s north-end parking lot free of charge. A free shuttle then takes everyone to the corner of Columbia Street and Date Street, near the Sicilian Cultural Pavilion.

 

Enjoy music featuring an Italian-American repertoire. The Roman Holiday Ensemble plans to wow audiences with interactive stage shows. PBS host and renowned singer Cristina Fontanelli offers classic arias that attendees are sure to appreciate. If a friendly pasta eating competition is more to your liking, head over to Mona Lisa Italian Foods at 1:45 p.m. 

 

Artisans display their wares in booths and on pushcarts. Look for handmade tiles, woven goods, paintings, jewelry, and glassware. Artwork follows a Sicilian or Mediterranean theme, which mixes wonderfully with San Diego’s gorgeous weather and the salty air of the nearby ocean. Do not forget to stock up on authentic ingredients and prepared foods, which allow you to bring home a little piece of Italy once the festival is over.

Gear Up for the Carlsbad Beach Fest 2012

 

Living in the coastal resort city of Carlsbad has its privileges. In addition to gorgeous Mediterranean weather and nearly endless flower fields, there is the Carlsbad Beach Fest. When the event ran for the first time in 2008, about 850 people traveled to the Tamarack State Beach for a day of fun, food, and wave enjoyment. By 2011, beach fest attendance grew to 7,000 revelers. For the June 9 event, organizers expect to welcome about 12,000 locals, tourists, and visitors from nearby cities. 

 

Attendees can expect a day filled with sports activities as well as relaxation. A 5K low tide run as well as a one-mile kids’ fun run are just two of the scheduled early-morning competitions. If a water sport is more to your liking, you have the option to participate in paddleboard races. The Zumba-thon appeals to participants of this latest exercise craze. Take part in the 11 a.m. or 1 p.m. session. Frazee Beach artists will work together to construct a huge sand sculpture and answer audience questions about the medium. 

 

Since this is Carlsbad, a city renowned for keeping its beaches clean, there will be a beach cleanup that is perfect for parents and children. Introduce your youngsters to the art and science of conservation by taking an active role in preserving the beach’s beauty and cleanliness. When you are ready to take a break, enjoy food from local vendors. Time it right and you will listen to the tunes of Verua Tahiti e’ and Wazabe Blue.

Are You Ready to Cash Out After a Bidding War?

The real estate slump may have led you to believe that now is not the time to sell your home. Yet numbers do not lie and the Wall Street Journal reports that the real estate market is tipping to favor the home seller. Noting that bidding wars for a desirable parcel of real estate are coming back, the publication points out that a shortage of available properties and an uptick in consumer demand are resulting in bidding frenzies for the right homes.

 

Bidding wars are a boon to home sellers. Not only do competitive bids between numerous would-be buyers lead to a selling price that is well above the asking price for the home, but there are also concessions that buyers are willing to make. Some agree to waive a home inspection, undertake cosmetic repairs on their own dime, or even pick up the tab on most – if not all – closing costs. Granted, today’s bidding wars are a long way off from the bidding wars that were almost the norm during the height of the housing boom. Then again, they are showing a clear change in the real estate market and should be the encouragement a hesitant seller needs to list a home. 

 

Contract signings nationwide are up by 12.8 percent when compared to last year’s figures. When compared to February’s figures, these signings are up by 4.1 percent. Whereas some markets, most notably Chicago and Long Island, have plenty of housing inventory, California registers a pronounced shortage of available supply. Combine this low inventory with low mortgage rates, and you simply cannot go wrong with putting your real estate on the market now. Why wait when eager buyers are ready to bid, negotiate, and let you come out ahead?

Join me on April 28 and 29 for the Encinitas Street Faire. Festivities start at 9 a.m. and continue until 5 p.m. An annual event for 29 years, visitors come from near and far to peruse the goods for sale by local vendors and artisans. This year there will be about 450 unique vendors, five stages for live music and the famous beer garden. 

 

It is not uncommon for more than 100,000 shoppers to pass by the booths on this weekend. Children enjoy rides, crafts and games. Adults look forward to a cold beer at the beer garden, which the Stone Brewing Company will sponsor this year. Everyone knows that the fair is in full swing simply by smelling the delicious food and grilling meats. Keep an eye out for the blue recycling bins that the City of Encinitas is making available for fair attendees. Use them to recycle glass, plastic and aluminum. 

 

The Encinitas Street Faire sets up booths, games and vendors on South Coast Highway 101 between D and J Streets. Parking is a bit tricky but if you head for the City Hall parking lot on Vulcan Avenue, spots are usually available. Another option is the Moonlight Beach parking lot on Third Street. No matter where you park, wear comfortable footwear for walking short distances. 

 

Before you leave the festivities in the afternoon, make some time to head to the beach. Moonlight Beach offers fishing, swimming and picnicking facilities. Breathe in the brisk ocean air and allow the sunshine to warm your face. Fun spring fairs and gorgeous walks on the beach are just two of the benefits that come with living in sunny Southern California.

Saturday and Sunday, March 17 and 18, are two dates that tomato lovers should mark on their calendars. The San Diego Botanic Garden hosts its herb festival and spring plant sale over the course of the weekend; the main attraction is Tomatomania. 

 

Please come and join me at 230 Quail Gardens Drive in Encinitas this coming weekend. Tomatomania takes place between 9 a.m. and 5 p.m.; it promises to be the “world’s largest (and most fun) heirloom tomato seedling sale.” Oh sure, you already know how to grow a gorgeous tomato plant from seedling to harvest, but take the time to learn about hybrids, different varieties, and get the inside scoop on fertilizers, pest protection and the best pots for tall, healthy plants. 

 

Taste heavenly tomato dishes that make you wish that it was already harvest time. After you get your fill of all things red and round – or oval – consider attending the 1 p.m. presentation on edible landscaping. Why not pair your tomatoes with some homegrown herbs? Do not forget to also check in on the rose presentation. Did you know that there are plenty of culinary applications for these gorgeous blooms?

ShamROCK turns Streets of the Gaslamp Quarter Irish

The Gaslamp Quarter is a world-famous portion of San Diego. A premier tourist attraction, the hub of entertainment and live events for locals, and just another example of all that makes the locale so irresistible, Jameson and The Field have decided to give back to the venue. LPGA Kia Classic

Nestled along the coastline of the Pacific Ocean, Carlsbad is famous in San Diego’s North County area for its Mediterranean climate, the Buena Vista Lagoon and the proximity to Legoland. How to Help Your Grown Child Get in on the Real Estate Buyer’s Market

You might have paid for private school, probably helped out with college tuition and spared no expense to ensure that your child got a good start in life. Why stop now? In fact, why not go ahead and help out your grown child with a mortgage loan? Do not just become a co-signer on the kids’ mortgage papers; instead, become the banker. Favorable repayment terms give you a good return on investment, just as your son or daughter now also has the opportunity to take advantage of a hot real estate buyer’s market.

 

There are, of course, some caveats. For example, if you plan on handing your grown child some cold, hard cash, be wary of the $13,000 ceiling. Exceed this amount, and the Internal Revenue Service begins demanding gift taxes. If you are married filing jointly, this ceiling limit goes up to $26,000. Can you become your child’s mortgage banker and still stay under the gift tax limit? Yes!

 

Lend your child the money to buy the home. Draw up an official promissory note that spells out terms and conditions, just like a mortgage lender would do. As a parent, you have the opportunity to keep interest rates as low as the IRS’ defined federal rate, which fluctuates between 0.19 percent for a three-year note to 2.63 percent for a nine-year loan. In addition, you have the option of forgiving part of the principal each year, in keeping with the IRS’ gift limits. Mortgage Settlement to Boost California Housing Recovery

The national settlement between state attorneys general and five major mortgage bankers – GMAC, Bank of America, Citi, Wells Fargo and JP Morgan Chase – will inject $25 billion into the nation’s ongoing housing recovery. Of these funds, $17 billion is earmarked to benefit current home owners at high risk for foreclosure. The lion’s share of this amount is dedicated to a loan principal reduction for borrowers currently dealing with negative equity in their real properties. 

 

Another $5.2 billion is slated for additional homeowner assistance programs, such as the setup of fast track short sales or unemployment payment forbearance schemes. At least $3 billion will go to refinancing programs, where home owners with negative equity can nevertheless take advantage of historically low mortgage rates, even as mortgage lenders would not usually take on these types of loans. This latter aspect comes with some strings attached. An eligible borrower must carry a mortgage loan with a 5.25 percent interest rate, show a loan to value ratio of more than 100 percent and prove that participation in the program will reduce monthly mortgage payments by $100 or more. 

 

The State of California stands to enjoy a substantial windfall from this settlement. First reports indicate that Gov. Jerry Brown succeeded in claiming $18 billion of the $25 billion mentioned in the settlement papers. There is a good chance that about 250,000 California homeowners will receive significant mortgage assistance because of this settlement. In the long run, the agreement between the mortgage bankers and the states is also sure to benefit the California housing market, as current home owners with negative equity, who have their principal balances reduced, makes it possible to sell their properties and at least break even.
